A plan to transform the former Noosa Bowls Club on Queensland’s Sunshine Coast into a mixed-use development comprising housing, hospitality and retail has been unveiled.
The $300 million project, which is located on a 1.8-hectare site at 99 Noosa Drive, has been designed by Brisbane-based Cavill Architects for Kilter Property, Frank Developments and Calile Malouf Investments (CMI).
The scheme includes 208 apartments, including 48 “rooming accommodation” dwellings for key workers – supported by 40 co-living rooms with shared kitchen facilities – along with 48 “affordable by design” apartments. It also incorporates close to 2,000 square metres of ground-floor fresh market retail and food and beverage tenancies, a “town square” and a new road connection between Lanyana Way and Noosa Drive.
Kilter Property co-founder Huw Williams said the development team’s “focus is on delivering a well-considered mixed-use project that provides more permanent housing options, supports local workers and businesses, and delivers an exceptional product for the local market.”
“The redevelopment vision aligns with the long-term evolution of Noosa Junction as a vibrant activity centre, creating a destination that enhances the area’s character while delivering significant economic and community benefits,” he said.
According to CMI director Cal Malouf, the proposal builds on CMI’s The Calile Noosa, designed by Richards and Spence, which started construction earlier this year.
“The team’s vision is to create a destination that feels unique to Noosa while delivering a level of quality and detail that residents and visitors have come to expect from our projects,” he said.
A media release notes that the design will be informed by the Cavill Architects’ “careful attention to the intersection of architecture and landscape – how buildings inhabit sites, how materials respond to climate and context, and how built form can enhance rather than diminish the character of a place.”
Kilter Developments co-founder Angus Jarmer commented, “We have been engaging with Council as the concept has evolved and expect to submit the application for formal assessment once the design and supporting technical material are finalised.”
The proposal remains at draft development application stage, with the final development mix and figures subject to design refinement and the statutory approval process. According to the project’s website, the design is expected to be lodged with Noosa Shire Council in the coming months.
