Plans to redevelop the former Parmalat milk factory site on the South Brisbane riverfront have been revealed as part of a broader five-hectare masterplan that includes housing, a hotel and event spaces.
Global dairy group Lactalis announced in January 2026 that it would close its South Brisbane milk factory, which had operated since the 1930s. The site was acquired by developer Stockwell, adding to its earlier purchase of 108 Montague Road from Lactalis.
The two adjacent sites sit within the Kurilpa Peninsula, with the overarching project planned as a three-stage development comprising owner-occupied housing, build-to-rent apartments and a 400-room hotel, alongside hospitality, performance and entertainment spaces. Architecture, urban design and landscape architecture practice Archipelago designed Stockwell’s masterplan vision and produced the renders.
Stockwell managing director and former Olympian Mark Stockwell said there are plans for a riverfront stage and community spaces on the site of the former Parmalat site “that will play a defining role in the 2032 Olympics.” Plans also indicate the site could host temporary Olympic venues for rock climbing and skateboarding events.
A development application has been lodged for the owner-occupied housing component of the proposed development at 108 Montague Road.
