Plans designed by AJC Architects for a 60-storey, mixed-use development in Macquarie Park, in Sydney’s north west, have been unveiled.
Developer Billbergia – which has partnered with Legacy Property for the development – has called it “a massive upscale on previous proposals,” with the new state-significant scheme tripling the height and yield of a 20-storey, 255-unit development that was granted approval by the City of Ryde last year.
Located at 88 Waterloo Road, near Macquarie University Metro Station, the current proposal includes two towers of 60 and 52 storeys, delivering a total of 858 apartments for more than 2,000 people. Sixty units have been designated as affordable housing. Beneath the towers, a four-level podium will accommodate shared dining, work-from-home and games rooms, along with a communal open space and various resident amenities, on the podium rooftop.
Director at AJC Architects Brian Mariotti said, “Our vision for 88 Waterloo was to create a new benchmark for sustainable urban living in Macquarie Park, centred around a shared ‘urban backyard’ that provides generous outdoor space for residents. Guided by Connecting with Country principles, the geological landscape informs the podium character, shaping communal spaces as places for gathering, storytelling and connection.”
Billbergia’s media statement notes that the development was declared state significant by the Housing Delivery Authority in August last year, and is slated to go on public exhibition imminently.

Subject to approvals, construction is planned to begin in 2027 and be completed in 2030.
