A 60-storey hotel designed by Kerry Hill Architects proposed for Sydney CBD

A proposal to establish a 60-storey hotel in Sydney’s CBD has been filed, following an architectural competition won by Kerry Hill Architects.

The proposed building, to be sited at 372-382 Pitt Street, would be mixed-use, accomodating a 517-room hotel and retail tenancies. The design proposal is the outcome of design excellence competition, for which Kerry Hill Architects’ (KHA) scheme was selected as the winner.

In September 2022, an earlier concept development application for a hotel, residential land uses and retail premises was granted on the site. The new concept development application has removed the residential land use portion of the proposal, instead opting for only the hotel and retail uses.

The built form comprises a podium and tower, with defining features such as rounded corners and exposed cantilevering soffits.

Currently, the site is occupied by several existing commercial buildings. If approved, the project will involve partially demolishing some structures while preserving historical facades to serve as the exterior face of the podium. The proposal outlines that the retained facades would be visually opened up to the street with blank walls eliminated to create a more activated ground level. Internally within the podium a generous void would be introduced to celebrate the entryway and its connections to the tower.

In its design statement, KHA said the proposal comprises three interconnected design objectives: to respectfully restore the existing historic podium in a way that contributes and connects meaningfully to the public realm, to restore the botanical qualities of the site prior to settlement and development, and to create an elegant and sustainable tower that contributes to the dialogue of the broader city skyline.

The State Significant Development Application is on exhibition until 22 July 2024.
