Plans have been submitted for a build-to-rent apartment tower on a site in Woollongabba, covering three lots at 62–68 Carl Street.
The site location is south of the Gabba stadium precinct, across the road from Buranda Village shopping centre and in close proximity to the Princess Alexandra Hospital.
Designed by Cottee Parker, the 12-storey build-to-rent building would comprise 130 apartments as part of a proposal for an “integrated residential outcome,” the development application stated.
Because of its close proximity to the hospital, the development will likely result in a complex providing accommodation to patients, their families, key health workers and others involved in the health precinct. As such, it will provide a range of unit types, including suitable units for NDIS participants.
According to the development application, other social initiatives include the provision of increased opportunities for social interaction and inclusion between user groups, as well as the potential for onsite care.
The architect said the building design provides a “positive response to the local conditions and the overall street scape.” The Carl Street frontage includes a combination of landscaped planters with cascading plantings and larger mature trees located in the two-storey voids.
At ground level, the landscape design extends the public realm under the building and provides opportunities for shaded communal breakout spaces for residents. The soft green landscape interface to the street has also been designed to set the building apart from the adjoining developments and expand the public realm.
The alternating balconies were designed to create movement and interest within the facade, and the material palette includes a patterned precast concrete with vertical aluminium blade balustrades. Plans for the development include 510 square metres of communal space, including a rooftop garden and 167 car parking spaces.
