Development Victoria and the Australian Football League (AFL) have entered a joint venture agreement to explore redevelopment opportunities at two waterfront sites in Naarm/Melbourne’s Docklands.
The agreement relates to 140 and 160 Harbour Esplanade, with both sites being considered for a potential mixed-use development with commercial, residential, and entertainment offerings. Development Victoria purchased the leasehold to 160 Harbour Esplanade in 2018, with the building currently occupied by the Channel Seven broadcast centre. The building is adjacent to AFL House at 140 Harbour Esplanade.
Development Victoria released a statement that said the future redevelopment of these sites could “revitalize Docklands waterfront,” as well as present opportunities for “integration with Marvel Stadium” – also currently being upgraded – to deliver a sports and entertainment precinct.
A Planning Scheme Amendment application to modify the Melbourne Planning Scheme to include potential building outlines and design requirements for future buildings on the sites has been filed for consideration by the Minister for Planning, Sonya Kilkenny. Before construction of any new developments can begin, Kilkenny must also give separate approval for the designs.
Matt Chun, AFL executive general manager of finance, clubs and infrastructure, said the sites are in a prime location with views out to the western side of Marvel Stadium and over Victoria Harbour. “We are committed to delivering a memorable experience for fans and visitors to the precinct,” Chun said.
