Blight Rayner has designed a 14-strorey tower for 388 Brunswick Street in Fortitude Valley, Brisbane, overriding a proposal for the site from earlier in the year for a 29-storey tower by Elenberg Fraser.
Whereas the previous tower was to house apartments and a hotel, the new proposal is for an office tower with retail at the lower levels.
Occupying the corner of Brunswick and McLachlan Streets, the tower is being pitched as a “landmark entry” to Fortitude Valley and the north of the city. “The building is conceived to ‘hold’ the corner… through its curved geometries that intertwine, erode and scale through various facade details,” Blight Rayner states in planning documents.
A large digital screen will serve as a “digital art wall” to further reinforce the corner.
The scale of the tower’s podium morphs according to the surrounding context. “The podium is two storeys to McLachlan Street relating to its neighbouring scale and steps up to a four-storey podium as Brunswick Street rises outbound toward New Farm,” the architect notes.
“The tower over is sculpted and shaped with curving interlocking geometries to scale the corner creating a slender vertical leading edge. The Brunswick Street facade is angled and ripples from the corner, reinforcing perspective as the public view up Brunswick Street.”
The tower would feature sky terraces at levels thee, four, five and 13, a rooftop solar array system as well as end-of-trip facilities and 83 bicycle parking spots, and 125 car parking spots.
