Rothelowman has been selected from a design competition as the architect to deliver a built-to-rent project in Parramatta for Novus Group.
On a corner site at the intersection of Hassell and Harris streets, “Novus on Harris” will provide future residents with views over the CBD and Parramatta Park, maximising use of local amenity and transport connections.
The site will deliver a mixed-use precinct with retail and commercial space, with more than 200 apartments from studio and one-bedroom units up to three bedroom dwellings.
Rothelowman principal Ben Pomroy said the architecture in the concept design “responds to the environmental factors of the area, with each facade tailored to its specific climactic context using materials, colours and tones.”
Pomroy added that communal spaces and strong amenity offerings were essential to the build-to-rent design, with flexible shared spaces seamlessly integrating into private residences.
The ground floor has been conceived as a platform that “touches the ground lightly”, the architects said. A main lobby and communal facilities are located on level two, among the tree canopies, connecting residents to the local environment.
Other considerations include a rooftop consisting of intimate terraces, large social sundecks, barbecue areas, picnic lawns and a private lounge and dining area.
A development application will be submitted before the end of 2022, and construction is expected to commence mid-2023.
