Carbon-neutral office tower proposed for Melbourne’s Burnley

Plans have been submitted to the City of Yarra for a $350 million, 14 storey office project at 484-488 Swan Street, designed by Cox Architecture, in the Melbourne suburb of Burnley.

According to the developer, the building will be carbon-neutral once operational, targeting a 5.5 Nabers rating and a 6-Star Greenstar energy rating.

“484 Swan Street has been designed to put people first through a socially connected and engaged workplace community that offers the amenity, culture and convenience of Richmond’s city fringe location with the benefit of direct and easy access to the CBD,” said Cox director Simon Haussegger.

The site neighbours 480 Swan Street, set to become the $410 million headquarters for Australia Post, also designed by Cox Architecture.

Sited next to Burnley station, the Swan Street sites combined will create a $750 million office precinct once completed, accommodating 2,500 additional people daily.

A development appliction is currently before the City of Yarra with an outcome expected later in 2022.
